All the documents and information that will be required in case of purchase of land and flat.
#First stage:
** C,S printed certified leaflets are required.
** Certified leaflets printed at S,A will be required.
** R,S printed certified leaflets are required.
** B,R,S Certified leaflets printed for Dhaka Metropolitan City
Survey will be required.
** Photocopy of original documents of current owner is required.
** Photocopy of original owner's original Nomination/ mutation
copy will be required.
** Photocopy of original Nomination / mutation copy of all previous
owners will be required.
** Receipt of rent collection photocopy will be required till the
current year of the current owner.
** Photocopies of all previous documents will be required.
** R,S /Dhaka Metropolitan City Survey Mouza Map will be
required.
** Land survey report will be required on the surveyor's own pad.
** In case of sale of flats, a copy of plan approval by Capital
Development Authority (RAJUK) / Municipality will be required.
** A photocopy of the deed signed between the original owner of
the land and the developer will be required.
** A photocopy of the deed of attorney registered and registered
between the original owner and developer of the land will be
required.
** Details of total square feet of flats and average land information
will be required. It is better to have a photocopy of the
document that the flat has been sold or paid in advance.
#Stage II:
** All the documents obtained in the first stage have to be
thoroughly checked and selected and the opinion has to be
taken through the wise documen writer/Deed writer/ lawyer.
** It must be ensured that the property described does not belong
to the Court of Words.
** It must be ensured that the said property is not khas and
settled.
** The name of the present owner should be confirmed from the
Tehsil Office/Land Office and Ac land Office.
** The vested property and government interest must be ensured
to the extent that it is not and not acquired by the government.
** It should be ascertained through the concerned Sub-Registrar's
Office that the proposed owner has not secretly sold the land
elsewhere and has not taken any loan from any commercial
bank or financing institution.
