Objective: Looking for some interested parties who are intended to purchase one or more Flats as future investment at the construction price at Uttara extended 3rd Phase in sector # 16. Interested parties will first purchase a 5 Katha plot in their own names and then will construct a 8/9 storied building with their own supervision.
Profit: Normally the Flat price in Uttara 3rd phase is around tk.6,000/sft. but it will cost around tk.3,500 to tk.4,000 for each square feet if we build the Flats ourselves. Flat size(1200sft. or 2400sft.) can be single unit type or double unit type according to parties's capacity and interest.
Project Features: Uttara extended 3rd phase is the most advanced residential area with minimum 40' road, avenues, parks, lakes, Rajuk multi storied project, Universities, E-passport project, BRTA, Fire Off, Green Zone and many more which is not like existing Uttara. And Dhaka Metro Rail project is underway for inauguration.
Approx Budget: Plot price can be around 2 crores plus. If 10 parties, it can be around 20 lac each party. After land purchase it will cost around tk.1700 per square feet for construction.
Calculation: Construction price can be around (1700×1200)=tk.20.4 lac+20 lac=40.4 lac. So, all total budget can be around 40 lac. Registration: After registration, construction cost can be given in installments basis. Once the land is registered in your name, your registration charge will be waived for flat. So, you will gain around 10 lac here.
2nd Option: 9 parties can buy a 5 katha plot in their own names and then build a single unit type 10 storied modern building with their own supervision. Each party will get single unit type (+-) 2200sft. flat.
Time Line: From Rajuk Plan pass to final handover the project it can around 36 months.
My Preference: The plot should be in lucrative location and it should be located at Lake side or South-East corner in Uttara 3rd Phase. And I also prefer the flats should be single unit type with quality fittings & amenities along with green and sports facilities.
Note: I am not any decision maker here, the final decision will be made in joint meeting with all partners. You don't need to trust me and you can search this option yourself.
